Billing & Subscription Details

Payment Methods

We accept Visa, Mastercard, American Express, and EFT (Electronic Funds Transfer). All card payments are processed securely. Your card details are never stored on our servers.

Billing Cycle

Billing runs monthly from the date your first listing is published. You will receive a tax invoice by email before each charge. The billing date remains the same every month.

Cancellation Policy

Cancel at any time from your owner dashboard — no phone calls, no forms. Your listing stays active until the end of the current billing period. No pro-rated refunds for partial months.

Inspection Booking

Property inspections are booked separately through your owner dashboard. Once confirmed, an inspector will visit within 7 business days. The R1,000 fee is payable before the inspection date.

NSFAS Accreditation Inspection

The optional R1,000 inspection is the only additional fee on the platform. It is required only when a property owner wishes to be accredited to receive NSFAS-funded students. Our inspector will visit the property to verify that it meets the minimum NSFAS accommodation standards set by the Department of Higher Education and Training.

Common questions about fees, billing, and what's included.

Is there a commission charged on rent payments?
No. Student Home charges only a flat monthly listing fee per property. All rental income goes directly to you — we take no commission, no percentage, and no cut of any kind.
Is the R1,000 inspection fee mandatory?
No. The inspection is only required if you want your property to qualify for NSFAS accreditation. If you already have NSFAS accreditation or do not require it, the inspection fee does not apply.
What does the R250/month cover exactly?
The R250/month covers everything: listing the property, receiving and managing student applications, in-app messaging, document review, viewing management, real-time availability tracking, occupancy analytics, NSFAS support documentation, and dedicated owner support.
Are there any setup or registration fees?
No. Creating an account and setting up your owner profile is completely free. You only start paying R250/month once you publish a property listing.
Can I list multiple properties?
Yes. You can list as many properties as you own under a single account. Each property is billed separately at R250/month. There is no volume discount at this time, but all properties share the same dashboard.
How is billing handled?
Billing is monthly, charged on the same date your listing was first activated. You will receive an invoice by email each month. Payment methods accepted include credit/debit card and EFT.
Can I cancel at any time?
Yes. You may cancel your subscription at any time with no cancellation fee. Your listing remains active until the end of the current billing period. No pro-rated refunds are issued for partial months.
Is Student Home really free for students?
Yes, completely free. Students pay nothing to browse, apply, message owners, manage documents, or use any feature on Student Home — at any stage of the process.
Are there any fees for students to apply or book?
No. Students are never charged an application fee, booking fee, or any other charge by Student Home. If a property owner tries to collect a fee through the platform, report it to our support team immediately.
What happens to my subscription if I cancel mid-month?
Your listing stays live until the end of your current billing period — you keep everything you paid for. No pro-rated refund is issued for the remaining days. At the billing period end, your listing goes offline and no further charges are made. There is no cancellation fee.
What happens to my subscription if my account is suspended?
Billing is frozen for the full duration of the suspension — you are not charged for the period your account is suspended through no payment failure of your own. Any outstanding fees that existed before the suspension remain due. Your listings are hidden from students during this time, but existing tenant records and approved bookings are preserved.
What happens to my subscription when my account is restored after suspension?
Once your account is reinstated, your listings are reactivated and billing resumes from the restoration date. A fresh billing cycle starts on that day — the suspension period is not charged and does not count against your cycle. You are only charged going forward.
